How to make your Oban listing convert

Argyll and Bute has many licensed short-term lets, which means there are lots of properties competing for the same guests, and having a lovely property simply isn’t enough on its own.

Being good and being booked are two different things. A property can be beautifully presented and still sit at the bottom of the search results while other places fill their calendars. The difference is rarely the property itself. It's how well it's set up to be found, and how effectively it turns the people who find it into guests who book.

Fortunately, at Oban Holiday Lets, that’s our expertise. So here’s what decides whether your Oban listing gets seen and booked.

How the platforms decide who to show

It helps to understand what Airbnb and Booking.com are really doing when they rank listings.

The single biggest lever is conversion: the share of people who view your listing and go on to book. A listing that converts 5% of its views will be pushed ahead of one converting 2%, because the platform makes money when guests book and wants to show the listings most likely to seal the deal. Everything else feeds into that.

Instant Book, used by the large majority of top-performing listings, reduces friction and is favoured by the algorithms. A fast response rate helps, and so does a steady flow of strong reviews. Get these working together and the platform starts doing your marketing for you, showing your property to more people because it trusts it to convert.

How you rank is continuously earned through the quality of your listing and the speed and consistency with which you run your operation.

Reviews also play a big part of that, because they reassure the next guest (increasing conversion) and lift you in the rankings (through increased trust). A steady stream of strong reviews is one of the best ways to get your property shown to more people. It’s also why review velocity matters: a handful of glowing reviews from this month carry more weight than a great score earned two years ago and gone quiet since. Keeping the bookings and the reviews flowing is part of staying visible.

Your cover photo and title do the heavy lifting

Before anyone reads a word of your description, they've already half made up their mind based on two things: your main photo and your title. These are the highest-value real estate you have.

Your cover photo is the single most important element of the entire listing. It's what determines whether someone clicks or scrolls straight past. Professional photography genuinely pays for itself here, linked to noticeably more bookings and the ability to charge more per night, because it makes that split-second first impression work in your favour. Beyond the cover shot, you want a full set of 25 to 40 quality images covering every room, the views, and the details that make your property special. Guests want to picture themselves there, and thin or dark photos give them a reason to hesitate.

Your title also has only around 50 characters before it gets cut off, so every word has to earn its place. Lead with what makes your property different, not with filler. An outlook over Kerrera and Mull, a central location a short walk from the ferry, private parking, a real fireplace: these are the things guests search for and respond to. Rather than generic wording that could apply to any property in the local area.

Write a strong description

Once a guest clicks through, your description needs to make booking feel easy. Long, unbroken paragraphs get skimmed and abandoned. So focus on clear sections that do the work: what the space is, how guests access it, what the area offers, and the practical things worth knowing before booking.

This is also where the right local language matters. Guests searching for an Oban stay respond to the terms they're already thinking in: gateway to the isles, near the ferry terminal, sea view, central Oban. Writing the way your guests search helps them find you and reassures them they've found the right sort of place.

Price is part of being found

It's easy to think of pricing and visibility as separate jobs, but the platforms don't. Your price affects where you appear, because a listing that's priced sensibly for its market converts better, and better conversion lifts your ranking. Price too high for what you offer, and you don't just lose the odd booking; you slide down the results and get shown to fewer people in the first place. Price with an eye on real local demand, and strong conversion keeps you visible. Getting found and getting the price right are the same discipline seen from two angles.

Don't build your business on one platform

A great listing on a single platform is still a single point of failure. Relying only on Airbnb or Booking.com caps how many guests can find you and leaves you exposed to those platforms' fees and rule changes.

The stronger approach is to be present wherever guests look: Airbnb, Booking.com and Vrbo, plus a direct booking site of your own. Which is exactly what we offer at Oban Holiday Lets. More channels mean more guests who can find your property, including many who'd never have used your platform of choice. It also means building a direct relationship with guests over time, so repeat visitors can book with you straight away. The one requirement is a properly managed central calendar so that availability stays accurate everywhere and you never face the nightmare of a double booking.

The direct booking side, in particular, is where owners can genuinely get ahead. A guest who books through a platform belongs, in a sense, to the platform; a guest who books directly belongs to you. You can welcome them back, offer them a returning-guest rate, and reach out to them again for a quiet-season stay without paying platform rates each time. Over the years, a bank of happy repeat guests booking directly becomes one of the most valuable things a property has: stable, low-cost bookings that don't depend on winning the search results afresh every time.

Credibility markers help too

The platforms also reward properties that consistently deliver, and they signal this to guests. A status like Airbnb Superhost or Booking.com Preferred Partner is a trust signal that reassures a hesitant guest and can boost your visibility. It's earned the slow way, through consistent hospitality, fast responses and strong reviews over time, which is simply another reason the day-to-day quality of how a property is run feeds directly back into how easily it gets found.

When you work with a property management company, if they already have a status like Airbnb Superhost, this can automatically qualify your property profile for it also if they promote you through their account, which is another way that professional companies can help boost your conversion rate.

It’s constant work to keep your listing performing

None of this is a one-off task. A listing that ranks and converts is the product of ongoing attention: fresh photography, titles and descriptions kept sharp, Instant Book and fast responses maintained, reviews steadily built, and every channel kept in sync. In a market with thousands of licensed lets, that consistent effort is what separates the properties that fill their calendars from the ones that wait.

That's the work we do across every property we manage, on every platform, all year round, and it's a big part of why our properties achieve occupancy around 25% higher than the local average.
