Choosing a Property Management Company

Do you have a property you are looking to let or invest in and are currently looking at your management company options? 

Some considerations and worthwhile points to check when doing your research:

1) Mystery shop:

Pretend you are a guest and contact the management company directly. Assess their customer service and response rates. How are they to deal with? Professional? Friendly? Quick to reply? This can provide a huge amount of insight into their communication standards and what you can expect both as a property owner and for your guests.

2) Review their listings:

How many do they have? Has care been taken with their photos and descriptions, or does it feel like they have been "churned out" en masse with little time and effort? Do they feel personal and importantly, is it somewhere you would feel confident booking as a guest?

3) Customer reviews:

Assessing the overall Host and individual property reviews can be invaluable. Are there any recurring issues mentioned by guests e.g. not being able to reach the host? 

4) Forward bookings:

Check the availability and calendars for their listings. At this point in time, the summer months should be looking extremely busy with dates appearing "blocked".  If the summer is quiet, they are doing something wrong. 

All of the above should leave you feeling more informed in making your decision and any credible company should certainly be happy to discuss all the points with you.
